Access Statement for The Bays Guest House

Introduction

The Bays is a recently refurbished Victorian building with many Victorian features. It is a 3 storey building with most guest rooms located on the first floor, with one double room and therapy room on the third floor. Access to the first floor is by one flight of stairs and to the third attic rooms by another flight of stairs, therefore may not be suitable for wheelchair users. Guests who may have difficulty walking will be offered the first floor rooms and will receive assistance if required.

The house is located in a central part of Hunstanton and can be accessed easily from the bus station.

Pre-Arrival

  • This statement can be accessed in different formats if requested, as can our brochures and menus. We regret we do not have facilities to produce these in braille.
  • The nearest train station is in King’s Lynn with good links to direct bus routes to Hunstanton
  • The Bays is located centrally within easy walking distance to the bus station, shops and beaches
  • There is a taxi rank in the nearby town of King’s Lynn this is 16 miles from Hunstanton and we can book one for you in advance if required
  • There are several taxi firms in and around Hunstanton; we can make bookings for you in advance during your stay
  • We are unable to accommodate pets
  • We do not have facilities for children under 12 years

Arrival & Car Parking Facilities

  • The Bays car park is located at the side of the property, the car park sign is on the pillars outside of the gates
  • The Bays car park can accommodate up to 5 car parking spaces, it is generally safe to park outside the property or within the grounds of the community centre (a fee may be payable)
  • The car park is of a gravel surface and entrance to the front of the property is accessed via a gate and 3 steps to a gravel path along the front of the property, there is a bench located in this area
  • The car park and the front and side of the property is well lit at night
  • There is a step upon entry into the porch area of the property
  • If a guest has a disability or requires assistance with walking etc a car parking space may be be reserved, where requested in advance
  • Assistance will be given with luggage etc where requested
  • Should a guest require assistance into the property/room this should be requested in advance
  • Taxi arrivals can be dropped off in front of the property a few feet away from the entrance
  • The telephone number of the property is located at the front of the house on the signage displayed at the second floor balcony area
  • Arrival time is normally anytime after 2 pm. Earlier arrival may be possible by arrangement
  • Please advise of anticipated arrival to ensure we are here to welcome you

Main Entrance & Reception

  • There are two sets of doors the external door, leading into entrance lobby and inside double doors, leading into entrance hall, these are normally left open
  • The fire alarm system is located within the double doors of the entrance hall
  • Leaflets can be found just inside the external door on a wall
  • Umbrellas for guests use are located just inside the entrance lobby in an umbrella stand
  • The reception area is located within the hall entrance, it has a desk where bookings, payments can be taken
  • A door bell is beside the reception desk to access owners at any time, this is clearly signposted
  • The dining room can be accessed off the entrance hall
  • The stairs to accommodation can be accessed from the entrance hall, unfortunately we do have a lift or stair lift
  • A fire extinguisher is located within the entrance hall close to the reception desk
  • A house phone is located on the reception desk and can be used by guests in emergencies or by arrangement
  • There is no public seating area in the reception area
  • Employer liability and other relevant certificates are displayed in the reception area
  • The guest comments book is located on the reception desk and can be accessed by all guests
  • The hall is all one level and sometimes has a carpet runner, this could be a trip hazard and guests should be careful when entering the hallway
  • Front door keys are available to all guests
  • The First Aid kit is located in the reception desk

Public Areas – General (Internal)

  • There are no public areas with the exception of the dining room, reception area and first floor landing
  • First floor landing has a Guest Information pack which details places to eat, taxi companies, markets, bus timetables, walks and other useful information
  • There is a small book shelf with some books and games for guests to use during their stay
  • There is a balcony area for smokers and non smokers to use with seats and a table
  • All public areas are carpeted to a high standard
  • There is a table lamp located in the first floor landing which is left on all night
  • There is overhead lighting which generally is not switched on but guests may switch these on for further lighting in the hall and landing areas, should they need to
  • There is a fire extinguisher located on the first floor landing
  • There is a wifi connection located on the first floor landing and can be accessed in all guest rooms
  • All rooms are located on the first floor landing, all doors are fire doors
  • There is a break glass point on the first landing via the door marked fire exit, this can be accessed via the door at the top of the stairs
  • The property is centrally heated throughout but temperatures can be adjusted in each room to suit guest needs

Public Areas – General (Outside)

  • There are three outside seating areas, these are located:
    • In the car park area with tables and chairs, this area is slabbed
    • On the first floor balcony with a table and chairs, this area is tiled
    • A bench on the approach to the entrance of the property, this area is shingled

Restaurant / Dining Room, Bar & Lounges, Take Away & Café

  • The dining room is located on the first floor off the main entrance hallway and is clearly signed in a written format
  • There are menus on all breakfast tables
  • Tables and chairs can be moved to reflect the number of guests per table
  • The dining room offers a buffet bar and waitress service
  • The Bays offers full English, vegetarian, vegan and gluten free breakfasts, fresh and dried fruit, cereals, pastries and homemade bread and jams
  • Evening meals are offered and can be ordered up to the morning on the day required, meals can be waitress service or buffet style depending on guest requirements
  • There are pubs and restaurants’ within walking distance of the property
  • The proprietors can recommend places to eat and drink
  • Take away meals are not permitted in the rooms, but can be eaten in the outside areas of the property, first floor landing balcony or outside veranda are located within the car parking area
  • Tables and chairs are provided in all outside sitting areas
  • The car park guest seating area can be accessed from the car park and is via 6 concrete steps
  • There is no lounge or bar area at The Bays
  • Smoking areas are restricted to the outside seating areas

Bedrooms

  • There are 6 guest bedrooms, 2 king, 1 twin, 1 single and 2 double, 5 are located on the first floorand room 6 on the second floor
  • All rooms have en-suites, the attic room is the only en-suite with a bath
  • All en-suites are on the same level as the room with the exception of room 5 where you step down to the en-suite and dressing area
  • There is a house alarm system in one of the king rooms, this is deactivated
  • There are fire alarms in all rooms with a minimum of 90 decibels when sounded, the fire alarm board is downstairs in the hall way, this identifies the source of fire
  • All rooms have TV with Freeview
  • Wifi can be accessed in all rooms
  • All rooms have alarm clocks
  • All rooms are carpeted to a high standard
  • All rooms have overhead fans (not in the attic room, a mobile fan is available) and lighting, with a relevant number of table lamps
  • All rooms have a seating area
  • All rooms have fully stocked mini fridges, these can be used for medication etc
  • Tea and coffee facilities are provided in all rooms, fresh milk is offered free of charge
  • There are kettles in all rooms, these are cordless
  • All en-suites have spotlight lighting
  • Beds are normally made with sheets and blankets, duvets are provided where requested
  • Pillows are allergenic and feather pillows are available on request
  • All rooms have wardrobes, bedside tables and chest of drawers, some have dressing tables
  • Emergency procedures are on the back of all doors in the rooms
  • There is a guest information pack in each room which details information on the house, emergency numbers and procedures, lists of DVDs’ for guest use
  • There is a guest information pack on the first floor landing, this gives inforamation on local services including doctors, hospital and churches, in addition examples of menus from local restaurants
  • Unfortunately rooms cannot be accessed by wheelchair users
  • Familiarisation tour is given to all guests upon arrival
  • All rooms are non-smoking

Room 1

  • Room 1 is located at the end of the first floor landing at the front of the house
  • Room 1 is a king size room with bay windows
  • This room has a sleigh style king size bed with access from both sides
  • The shower is on the mains, with a 1200 x 800 enclosure

Room 2

  • Room 2 is opposite room 1 at the front of the house
  • Room 2 is a king size room with bay windows
  • This room has a sleigh style king size bed with access from both sides
  • The shower is electric, with a 1200 x 800 enclosure

Room 3

  • Room 3 is a single room and is located centrally in the property
  • It has a single divan bed, this can be accessed from one side only
  • The window faces to the side of the property
  • The shower is on the mains and is an 800 quadrant

Room 4

  • Room 4 is a twin room and is located centrally in the property
  • It has two single divan beds which can be accessed by either side
  • The window faces to the side of the property overlooking the car parking area
  • The shower is electric, with a 800 x 800 enclosure

Room 5

  • Room 5 is located at the top of the stairs and is a double room. The window is facing the back of the property
  • This room has an en-suite with a walk in shower, access to the en-suite and dressing area is down a step
  • The en-suite room has a light sensor which stays on for approximately 2 minutes when used in the night

Room 6

  • Room 6 is a newly refurbished double room and is in the attic
  • This room is not suitable for individuals over the height of 5ft 10
  • This room has beams and a sloping ceiling
  • Room 6 has a bathroom with tiled flooring and walls, the bathroom has a bath and again beams and sloping flooring
  • The room faces the car parking side of the property and therefore has wonderful sea views


En-suites

  • All en-suites contain showers, basin and toilet
  • A mixture of electric and mains showers are used in the rooms and most are 1200 x 800 withone corner shower in room 3
  • Basins are cloakroom in style with separate hot and cold taps
  • Toilets are standard in size
  • There are no alarm systems in the en-suites
  • Non-slip mats are provided
  • All shower facilities are tiled including the floors
  • There are no bathrooms or shared washing facilities
  • All shower rooms have luxury towels, shower gel, shampoo, cotton wool and buds, hand washes and soaps and hand cream

Grounds and Gardens

  • There are no gardens at the property, however there are outside seating areas.
  • The patio is located in the car parking area and is accessed only from the car park via 6 concrete steps
  • The first floor balcony are is located off the first floor
  • The outside bench is on the gravel at the front of the property and can be accessed either from the front or the side via 3 steps
  • All outside areas contain a variety of plants and hanging baskets with seasonal plants and flowers

Additional Information

  • There are 2 fire extinguishers in the guest areas
  • In the event of a fire a loud high pitched noise will sound, the evacuation exit is the main entrance of the property
  • A Fire Risk assessment has been completed and can be viewed upon request
  • Smoking is only permitted in the outside seating areas
  • We cater for guests with specific dietary requirements, please advise at the time of booking or upon arrival
  • Mobile phone signals are generally good
  • Both Jane and Anna hold Appointed Persons Certificates for First Aid

Both Jane and Anna hold a level 2 Food Hygiene Certificates

Future Plans

Building is now complete for the extension to room 5, this room is now en-suite, one attic room is a double room with sea views and the other attic room is our new therapy room.
